 What does Club Affinity do?

  • Club Affinity is a club that offers information and instruction, backup and ongoing support in all matters relating to property acquisition.

  • We have strong relationships with lenders, letting agents, solicitors and furniture/furnishing suppliers.

  • Club Affinity members have access to detailed market information from partner companies and from the expertise of our staff.

  • We have and are continually developing relationships direct with developers and negotiate reductions from open market values. These reductions are passed on to you in various forms enabling you to purchase property with built in equity from day one. We believe we are the only one stop shop offering everything you need in order to be able to build a property portfolio that will give you exactly what you want.

  • Access to the members' area of the Affinity website which is constantly updated with news and information about mortgages, the buy to let market, tenancy/landlord issues, the housing market, interest rate rises, hot spots and any other relevant information regarding property and the buy to let market.

 What if I can't get a mortgage? What happens to my membership fee?

  • We will ask you to complete a fact find when you apply to join Club Affinity. This is similar to the form you would complete when applying for a mortgage with a bank. If we don't think we can obtain a mortgage for you, we won't accept your membership.

 I've got CCJs etc. Can you get me a mortgage?

 What if I find a property? Can Affinity negotiate a discount on a property for me?

  • We can't negotiate discounts on a one by one basis as this would tie up staff that could be negotiating discounts for the club as a whole. We will show you how you can negotiate discounts when you attend our workshop.

 How much does it cost? How much are the administration charges/fees?

  • Attendance at the workshop is free of charge. Please see our fees and pricing for a list of current charges.

 What if I just want a mortgage but don't want to join Club Affinity?

 Do you only have new properties?

  • No. At present the majority of what we have are new properties, but we do get a small amount of second hand properties, part exchange and off plan. As we employ more and more property negotiators, we will be looking to increase the type of property we offer.

 Will Affinity help me to let my properties?

  • We can put you in touch with the real estate agents that we have dealt with when we obtained the comparables of similar properties in the area. We establish a rapport with these companies and can in many instances obtain discounts for group letting fees. We do not have the staff available to help you find tenants, but as mentioned above, can put you in touch with the people who can.

 How do you source the properties?

  • We have property negotiators who speak with developers on a daily basis. These negotiators in effect "bulk buy" allowing Affinity to negotiate reductions from open market value.

 Do you offer overseas properties?

  • Occasionally. However our expertise is in the English market.

 When is the best time to buy?

  • The right time to buy is now! Doom and gloom merchants will always say that the market is ready to burst and optimists will always preach that the market is rising. If you wait for the 'bubble to burst' or the 'market to rise' you will just keep waiting for 'the right time'. If we look at property trends over the last 30 years or so, even with two major house price corrections (early to mid 70's and 1989) house prices have doubled on average every five to seven years. When you buy is not time critical, when you sell is.

 If I want to introduce a friend to Club Affinity will I get any benefits?

  • Yes. When your friend or associate joins Club Affinity, in appreciation of that recommendation we will give you a £50 gift voucher.

 If I find properties for Affinity and negotiate the discount, will I get a finder's fee?

  • If the transaction proceeds through to completion, then yes, you will receive a finder's fee. The amount of this fee will be dependant on the total value of the development and the amount of fee charged to club members. Your cut however, will be agreed at the outset.

 If I find the property but don't negotiate the discount, will I get a finder's fee?

  • In this instance, we won't pay you a finder's fee, but if we are to negotiate a discount for club members, we will offer you first choice of the plots that we secure.

 How often do properties get sent out?

  • Our negotiators are speaking with developers on a daily basis. As soon as we agree the structure and a suitable reduction from open market value we will offer it to the club. Because of the nature of our negotiations with developers it is impossible to say exactly how many developments or properties will get offered in any given period. We can say however, that we could be negotiating on anything from one to 30 different developments at any one time.

 Do we get a chance to view the properties before we say we want one?

  • You will receive a notification by email and text that there is a new development that can be viewed in the members' area of the website. All properties are offered on a first come, first served basis. It is up to individuals to satisfy themselves that this property is suitable. If you need to physically visit properties/developments, you are of course able to do so.

 What information do we get before we decide to buy?

  • We will give you all the information we have. We endeavour to obtain details such as ground rent, maintenance charges (if any) etc. Where possible we will give you the full post code (on new developments this is not always possible) enabling you to do a lot of your own research about the area via the internet.  What will you do with my personal data?

  • Your personal data will be handled in accordance with our data protection policy.
